EPC (Energy Performance Certificate), is a report that assesses the energy efficiency of a property.
Energy Performance Certificates (EPCs) are needed whenever a property is:
· built
· sold
· rented
An EPC contains:
· information about a property’s energy use and typical energy costs
· recommendations about how to reduce energy use and save money
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
The Energy Efficiency Regulations 2015 established a minimum level of energy efficiency for privately rented property in England and Wales.
This means that, from April 2018, all landlords must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E before granting a new tenancy to new or existing tenants.
These requirements will then apply to all private rented properties in England and Wales – even where there has been no change in tenancy arrangements.
Without a Valid EPC certificate, the landlord can not rent the property out.
The Energy Performance Certificate is produced by Domestic Energy Assessors who carry out the assessment at the property.
